BRAVIOT advises on commercial real estate transactions for owners, occupiers, lenders and developers. Whether the work is a single lease, a portfolio acquisition or a complex development, we handle it with the same focus on title, structure and risk that an experienced in-house counsel would expect.
How we can help
- Acquisitions and disposals of commercial property
- New leases, renewals, assignments and surrenders
- Landlord and tenant advice (Landlord and Tenant Act 1954)
- Property finance and lender’s counsel work
- Development agreements, planning and construction documentation
- Site investigations, title issues and dispute avoidance
Our approach
Commercial property turns on the detail in the title and the leases. We work methodically, flagging issues early, explaining their commercial impact in plain English, and providing clear, prioritised advice on what to negotiate, what to accept and what to walk away from.

Get in touchFrequently asked questions
Typically 8–12 weeks from heads of terms to completion for a straightforward transaction. Complex titles, conditional contracts or financing arrangements can extend this.
Most commercial leases benefit from statutory security of tenure under the Landlord and Tenant Act 1954, giving the tenant a right to a renewal lease. Many landlords ask tenants to contract out of those rights, we advise on the implications, the formalities and the negotiation.
Both, though not on the same matter. We have experience on both sides of the table which means we know how the other side will argue any given point.
We look at the term, break rights, repair obligations, alienation (subletting/assignment) provisions, rent review mechanism, service charge structure, alterations and any unusual clauses. We provide a written summary highlighting risks and recommended changes.
We advise on planning aspects relevant to a transaction and work with specialist planning consultants where deeper planning expertise is required.
