Eight to twelve weeks is typical for a chain-free purchase, longer in chains. The biggest variables are mortgage timing, the responsiveness of the other side’s solicitor, and how quickly local searches are returned.

Most flats and some houses are leasehold, you own the property for a fixed term but pay ground rent and service charges to a freeholder. We review the lease, the service charge accounts, ground rent escalator clauses, the remaining term and any major works that may affect future costs.

Yes. We provide a written fixed-fee quote at the outset, with any disbursements (searches, Land Registry, stamp duty) shown separately so you can budget with certainty.

SDLT is paid by the buyer on most residential purchases above the relevant threshold. We calculate your SDLT, advise on first-time-buyer relief and the additional rate for second properties, and submit the return on completion.

Funds move, contracts complete, and the property changes hands. We coordinate with all parties and confirm completion to you as soon as keys can be released.
